Hyperscale Data Centers in the Greater Phoenix Market
EdgeCore's high-density Mesa campus is AI and cloud-application ready, with over 2.7M sq ft of space and the capability to support 496 MW of critical IT load. Built with power density and minimal water usage as primary goals, the LEED-designed campus has earned Green Globes certification and Designed to Earn ENERGY STAR recognition. The campus utilizes closed-loop air-cooled systems and next-generation designs to accommodate the cutting-edge technology of our hyperscale customers while preserving the region's critical water resources.

Building trust through responsible action
EdgeCore is committed to making a positive impact on the environment and the communities we build in.
EdgeCore’s data center campus in Mesa was designed in collaboration with the City of Mesa to ensure our facilities would coexist with the residential and community areas nearby. Since breaking ground on our first building, EdgeCore has committed our time, efforts, and financial resources to support local organizations and sustainability measures in several ways.
Local Organizational Involvement
- Co-founder of the iMason’s Phoenix chapter focused on data center education, sustainability, and innovation initiatives
- Member of the Mesa Chamber of Commerce and Tech Council sub-committee
- Member of the 24×7 Exchange Arizona Chapter focused on sharing best practices and discussing mission critical technology sustainability initiatives
Community Engagement
EdgeCore is proud to have sponsored:
- The Lights On Program, which works to create positive interactions between communities and law enforcement
- 9/11 Fundraiser with the 100 Club of Arizona, which provides support to law enforcement, firefighter and first responder beneficiary families
- The Mesa Pitch, which provides funding to local business entrepreneurs
- Several Eastmark Community Life and Cohere events and initiatives, including:
- Back to School Night school supply drive
- Halloween Spooktacular Event
- Veteran’s Day Celebration
- Jingle Jog 5K run, with proceeds benefitting the Mesa House of Refuge

Water is an invaluable natural resource, particularly in the western U.S. where scarcity has become a major issue. EdgeCore implemented an air-cooled design in our Mesa data centers, including an ultra-efficient closed-loop chilled water system that carries an industry benchmark water usage effectiveness (WUE) rating below .01 L/kWh. Additionally, EdgeCore invests in responsible watershed maintenance and maintains continual efforts to ensure optimal power usage effectiveness (PUE) ratings across our portfolio.
Sustainability Measures
- Ultra-efficient closed-loop chilled water system requiring nearly no water to recharge effectiveness
- Waste management program aligned with Zero Waste International Alliance hierarchy, reducing campus waste by an estimated 90%
- Native southwestern landscaping ensuring low water usage and attractive aesthetics
Locations that matter
EdgeCore's six U.S. markets were chosen for their combination of available power, land suitable for 300+ MW campuses, and proximity to hyperscale demand. With data center supply constraints tightening exponentially, EdgeCore’s near-term power and construction delivery dates are some of the earliest in the industry.
